Cedar Retreat is set on a sloping hillside 200 feet above the ocean with a view over the Atlantic to the east, the island of Mustique to the south, and the Caribbean Sea to the west.
A Real, Unique Sanctuary
Cedar Retreat is a retreat in the real sense of the word. Seek sanctuary from the world of traffic, discos, dogs, and roosters. Relax to the sound of birds during the day, tiny tree frogs at night.
Cedar Retreat is in the shape of a geodesic dome and has an open plan living area. The unique shape of the building with its web of interconnecting beams is just one of the dome's unusual features. A spiral staircase leads to a mezzanine bedroom suspended from the dome's ceiling with further steps lead to a viewing tower.Fall asleep while counting stars though the large skylight directly over the queen size bed.
The most important feature of the dome design is coolness. The building is shaded by huge cedar trees, and the sea breeze is funneled up the valley, in through the wide porch doors and out through the open viewing tower, keeping the interior pleasant at all times..
Plunge Pool & Tropical Gardens
A fresh water plunge pool is surrounded by two seating areas where you can always find shade during the day and enjoy a pina colada and a skinny dip at night.
A large fishpond lies between the dome house and the two wooden cottages. The fishpond not only adds to the ambience with it's trickling waterfall and fountain, but also functions as an extremely effective mosquito trap. Thousands of tiny guppy fish and larger koi keep the immediate surroundings free of mosquitoes. The fishpond serves also as a reserve water supply for gardening during the dry season.
The property has a landscaped garden with tropical plants and fruit trees: Banana, Coconut, Papaya, Passion Fruit, Oranges, Lime, Grapefruit, Custard Apple, Almonds, Cinnamon and Herbs.
The two cottages are part of the property. One of them functions as a studio apartment and contain a queen size bed, kitchenette, and bathroom. The other functions as an office and contains a queen size bed. From the connecting deck there's a stunning view over the islands of Baliceaux and Battowia.
Furnishings & Equipment
Furniture, fittings and equipment are all included in the sale.
There's a path leading down to Mount Pleasant Bay. A twenty minute walk will take you down to Hope Beach. A fifteen minutes walk in the other direction leads to Ravine Bay.
It's a fifteen minute drive to the leeward side of the island. Here you will find Princess Margaret Beach (also known as Tony Gibbon's Beach).
It's ten minutes by car downto the "capital" Port Elizabeth where you will find Government offices, a hospital, a bank (ATM), a petrol station, supermarkets, and a variety of cafes. rum-shops, and restaurants along the Bequia Walkway.
PortElizabethalsohoststhe ferry terminal with connections to Kingstown on mainland St. Vincent and Southward to the lower Grenadines.
It's a twenty minute drive from Cedar Retreat to the airport which has several shuttle connections a day to Barbados, Canouan, Mustique, and Union Island.
A central hilly area, Mount Pleasant enjoys a perfect combination of breezy elevation, rolling landscape, and access down to the beaches on both the Atlantic and Caribbean side and to the harbour town of Port Elizabeth. A very civilized retreat to enjoy Bequia from. Traditionally home of the islanders with roots in the French settlers, this is a long established residential location often with breathaking panoramic views.
The entire process can be handled remotely - ie while you are in the UK.Purchase procedure:
1. Make your offer for your chosen property through us. We present your offer, and work to bring the sale to an agreement with the owner.
2. Appoint a local Lawyer to handle your purchase (list of recommended lawyers can be provided upon request) exchange contact details and discuss the purchase arrangements, as you wish.
3. Sign Agreement of Sale & deposit 10% of purchase price in ESCROW account with the lawyer.
The Agreement of Sale Contract is prepared by the lawyer for approval by both parties, before being finalised and signed by both parties. This is a binding agreement, the only circumstances where you would retrieve the deposit would be if:
- the seller fails to perform (for example if there was not clear title)
- or if your ALHL is not issued (this is extremely rare).
4. Alien Land Holders Licence (ALHL) Application (specific to the property & applied for at the time of agreement of purchase ).
Provide the following details to your local lawyer :
- Date and place of birth
- Copy of passport
- Bank reference (not finances just a letter of reliability)
- Police certificate of clear record (applied for from your local police station or online, in your home country
The police certificate is usually fairly swift and at least straightforward
The lawyer makes the ALHL application and searches to check clear title on the property
5. ALHL is issued (this usually takes 2 to 3 months).
6. Complete the purchase (you deposit the balance of purchase price and the signed deeds of conveyance are released). At this point the property is yours.
Purchase costs are straightforward;
- 5% Stamp Duty
- approximately 6% ALHL
- legal fees
Legal fees are standard and the lawyer you instruct can provide a detailed breakdown of the costs.
We advise allowing 13% to cover the costs.
The lawyer can advise on personal or company ownership;
Company ownership provides automatic exemption from work permit. Residency is a simple formality with property ownership.
Many buyers choose to own their property through a company which can be set up easily, the lawyer can advise on the costs and fees for this.
There is no capital gains tax, no inheritance tax and annual property taxes are negligible. Funds can be repatriated freely.
