Overview of The Mill Estate, Spring

The Mill is one of the most significant heritage properties in Bequia.  Dating back to the late seventeenth century.  Lovingly restored and reimagined over the past four years, it now stands as an exquisite luxury residence and a rare example of adaptive reuse architecture in the Caribbean.

While the property currently houses Grenadine Wild Sea Salt and Salt Café and Bar, it can just as seamlessly be transitioned into a private villa sanctuary or expanded into a boutique estate with additional guest cottages.

Anchored by an elegant three bedroom residence, the estate offers both the serenity of a private island home and the flexibility for a future owner to shape its next chapter.

Historic Sugar Mill Residence

Originally part of Spring Plantation, where sugar, indigo, arrowroot, cassava and copra were produced, The Old Sugar Mill is believed to be the oldest surviving structure on Bequia. Today, its hand-hewn stone walls form the foundation of a refined contemporary residence that celebrates its historic soul.

  • Three bedroom villa with soaring eighteen foot ceilings

  • Polished concrete floors and hardwood millwork

  • Loft with hardwood-floors and half bath, ideal for yoga, reading or guest use

  • Master suite opening to a private stone infinity plunge pool

  • Secluded double rain shower courtyard surrounded by tropical gardens

  • Screened veranda for dining or entertaining up to thirty guests

Self-Contained Garden Apartment:

The lower level is a two-bedroom, self-contained apartment with a private entrance and secluded courtyard. Original stonework continues through this space, creating a living experience both grounded in history and refreshingly modern.

  • Private entrance and courtyard

  • Two bedrooms, full kitchen, laundry

  • Stone walls featured throughout interior

Stone Courtyard Event Venue

A beautifully designed stone courtyard creates an atmospheric setting for gatherings, featuring a built-in bar, event lighting and guest bathrooms. The venue has hosted weddings, private dinners and cruise events.

Three Surveyed and subdivided lots for future expansion:

Estate Totalling 58,654 sq ft (1.346 acres)

  • GR17/104   34,659 sqft
  • GR19/131   13,898 sqft
  • GR18/103   10,097 sqft

Estate Grounds and Infrastructure

The estate sits within a tranquil, park-like setting that inclues the restored Old Sugar Mill ruins and 140 patented solar evaporation stills. Mature trees, tropical plantings and historic stone pathways create a serene sense of place.
  • Three full kitchens: main residence, garden apartment and commercial
  • Entire residence air-conditioned
  • Fully gated and walled
  • Large cistern with multi-stage filtration
  • 110/220V power throughout

THE MILL: A Rare Example of Adaptive Reuse

The Mill is an extraordinary architectural achievement. Original stone walls, more than three centuries old, are fully integrated into the residence, infusing every room with a sense of continuity and historic depth.

The upper level features dramatic volumes, polished concrete floors and a chef-grade kitchen with premium appliances. A spacious open-plan living and dining area flows naturally into the screened veranda, creating spaces that breathe with island light and air.

The handcrafted loft, with its own half bath, provides a quiet elevated retreat, while the master suite opens onto a stone plunge pool bordered by ancient limestone. Every detail has been considered, creating a home that feels at once timeless and thoughtfully modern.

A Truly Singular Opportunity

The Mill is more than a property. It is a living piece of Bequia’s history, restored with remarkable care and vision.

Buyers may explore acquiring the estate with or without the established business elements, depending on their interest. Preference will be given to those who appreciate the long-term potential of this exceptional property and who are committed to honoring its unique character.

This is a legacy investment: a rare chance to steward an estate with deep roots, architectural presence and limitless potential. Now flourishing in its current form, The Mill awaits the next custodian to guide it into its next beautiful chapter.

LOCATION: Spring Estate

Spring is one of Bequia’s most peaceful and desirable residential areas, known for its natural beauty, gentle breezes and sense of privacy. The valley is home to a small collection of independent villas set among lush hillsides, offering tranquility while remaining only a short drive from the shops, restaurants and harbor life of Port Elizabeth. Buyer's Guide

Buyer's Guide

The entire process can be handled remotely so you do not need to be on island for the transaction simply appoint a local lawyer who will represent you.

Purchase Costs

Purchase costs are straightforward;
- 5% Stamp Duty
- approximately 6% ALHL
- legal fees
Legal fees are standard and the lawyer you instruct can provide a detailed breakdown of the costs.
We advise allowing 13% to cover the costs.

Purchase procedure:

1. Make your offer for your chosen property through us. We present your offer, and work to bring the sale to an agreement with the owner.

2. Appoint a local Lawyer to handle your purchase (list of recommended lawyers can be provided upon request) exchange contact details and discuss the purchase arrangements, as you wish.

3. Sign Agreement of Sale & deposit 10% of purchase price in ESCROW account with the lawyer.

The Agreement of Sale Contract is prepared by the lawyer for approval by both parties, before being finalised and signed by both parties. This is a binding agreement, the only circumstances where you would retrieve the deposit would be if:
- the seller fails to perform (for example if there was not clear title)
- or if your ALHL is not issued (this is extremely rare).

4. Alien Land Holders Licence (ALHL) Application (specific to the property & applied for at the time of agreement of purchase ).

Provide the following details to your local lawyer :
- Date and place of birth
- Copy of passport
- Nationality
- Bank reference (not finances just a letter of reliability)
- Police certificate of clear record (applied for from your local police station or online, in your home country

UK: http://www.acro.police.uk/police_certificates.aspx

The police certificate is usually fairly swift and at least straightforward

The lawyer makes the ALHL application and searches to check clear title on the property

5. ALHL is issued (this usually takes 2 to 3 months).

6. Complete the purchase (you deposit the balance of purchase price and the signed deeds of conveyance are released). At this point the property is yours.

Ownership

The lawyer can advise on personal or company ownership;
Company ownership provides automatic exemption from work permit. Residency is a simple formality with property ownership.

Many buyers choose to own their property through a company which can be set up easily, the lawyer can advise on the costs and fees for this.

There is no capital gains tax, no inheritance tax and annual property taxes are negligible. Funds can be repatriated freely.
