Peaceful Location
The Cherry Hill estate is a very quiet peaceful location where often the only sounds are local birdsong, perfect for a vacation property and residence. Large Family Swimming Pool 40' x 15'
One of the largest pools on the island is located down a few steps from the villa offering fabulous island, Hillsborough Bay and ocean views from the surrounding sun deck. The sanitation equipment for the pool is located in a room underneath the deck and is fully automated. The pool also has its own cisterns for water. The pool is maintained by a local company who visit weekly to clean the pool. There is a garden Cabana which provides a charming, sheltered dining area with a wonderful view and charcoal BBQ.
Close to Sandy Beaches in Quiet Residential Area
The villa lies on Cherry Hill, between the residential areas of Hillsborough and Bogles upon a tropical wooded hillside with panoramic ocean views. A couple of small beaches are in walking distance (15 mins). A good sized beach (beside the town - Hillsborough) is 7 mins by car. The largest beach (very safe for small children) is 15 mins by car. Being a small island, it's never far from a beach, of which there are too many to list.
Lower Level Parking & Storage
At the base of Cinnamon Villa there is parking for up to 3 cars a laundry area and general storage space. The villa has a fence and well maintained tropical garden.
Utilities
Electricity is provided by Grenlec, water is collected and stored in a concrete cistern under the master bedroom and pumped up to the outlets by pressure pump. Sewage is by septic tank to maintenance free garden installation and soak away. Telephone and internet are provided by LIME formerly Cable & Wireless.
Carriacou
Carriacou is one of the last remaining Undeveloped Caribbean Island, perfect for an island retreat. The island is small with secluded and hilly with lush tropical woodlands and beautiful surrounding white sandy beaches. A little step beyond the package tour destination and here you find an older more leisurely paced Caribbean.
Airport & Ferries
Carriacou is easily reached by the international airport on Grenada. A new international airport is due to be opened on Grenada in 2016 which will increase the volume of tourism to Carriacou. A Super-fast ferry runs between Grenada and Carriacou.
Perfect for Sailing
The Island is a popular yachting destination with major yacht charter bases for The Moorings and Sunsail on neighbouring islands.

This villa is located above another villa on the hillside. Both villas are available for sale either individually or together as an estate. The owner currently lives in the upper villa and rents the lower as a vacation rental.

Buyer's Guide
Purchase procedure:
1. Make your offer for your chosen property through us. We present your offer, and work to bring the sale to an agreement with the owner.
2. Appoint a local Lawyer to handle your purchase (list of recommended lawyers can be provided upon request) exchange contact details and discuss the purchase arrangements, as you wish.
3. Sign Agreement of Sale + deposit 10% of purchase price in ESCROW account with the lawyer.
(this contract is prepared by the lawyer for approval by both parties, before being finalised and signed by both parties. This is a binding agreement, the only circumstances where you would retrieve the deposit would be if:
- the seller fails to perform (for example if there was not clear title)
- or if your ALHL is not issued (this is extremely rare).
4. Alien Land Holders Licence (ALHL) Application (specific to the property & applied for at the time of agreement of purchase ).

Copy of passport

Bank reference (not finances just a letter of reliability)
Police certificate of clear record (applied for from your local police station or online, in your home country

The lawyer makes the ALHL application and searches to check clear title on the property.
5. ALHL is issued (this usually takes 2 to 3 months).
6. Complete the purchase (you deposit the balance of purchase price and the signed deeds of conveyance are released). At this point the property is yours.
There is no capital gains tax, no inheritance tax and annual property taxes are negligible.
