Windows on 3 sides give views and light, and a glass-topped 'beach' breakfast bar, filled with sand, shells and beach glass gives breakfast a 'picnic on the beach' feel. The windows open to a wide deck, with a great view.
High above sea level at the front of the house, this bedroom has sliding glass doors to the sundeck and a fantastic sea view. The built-in closet has ample storage space. The ensuite bathroom is a cool mint green, the step-down shower and glass washbasin have hot and cold water. High beamed ceiling with spotlights, wc, garden view.
The Garden Room
This sunny room is at the rear of the house, with wooden louvred doors to a deck and stairs down to three garden terraces and sea views. Soft yellow walls and double aspect windows give a bright and fresh feel to this room. One could quite happily spend all their time on Bequia, but with the island hopping nature of The Grenadines you are just a short plane ride or a relaxing day sail from some areas of exceptional, world renowned natural beauty, including the Tobago Cays Marine Park. The neighboring chic of Mustique and luxury golf on Canouan are just a quick island hop away.

Coastal and breezy - This area is a great base to explore from - the airport is handy and there is a constant bus service too. Friendship Bay is the nearest sand beach with Resturant & Bar. But with the right conditions you can just step in and snorkel along the coast . La Pompe views vary from across Friendship Bay around to Petit Nevis and the intriguing off shore islands in between. The Old whaling station can be seen and a 1/2 day adventure to visit these islands is fun and interesting.
Buyer's Guide
The entire process can be handled remotely - ie while you are in the UK.
Purchase procedure:1. Make your offer for your chosen property through us. We present your offer, and work to bring the sale to an agreement with the owner.
2. Appoint a local Lawyer to handle your purchase (list of recommended lawyers can be provided upon request) exchange contact details and discuss the purchase arrangements, as you wish.
3. Sign Agreement of Sale & deposit 10% of purchase price in ESCROW account with the lawyer.
The Agreement of Sale Contract is prepared by the lawyer for
approval by both parties, before being finalised and signed by both
parties. This is a binding agreement, the only circumstances where you
would retrieve the deposit would be if:
- the seller fails to perform (for example if there was not clear title)
- or if your ALHL is not issued (this is extremely rare).
4. Alien Land Holders Licence (ALHL) Application (specific to the property & applied for at the time of agreement of purchase ).
Provide the following details to your local lawyer :
- Date and place of birth
- Copy of passport
- Nationality
- Bank reference (not finances just a letter of reliability)
- Police certificate of clear record (applied for from your local police station or online, in your home country

The police certificate is usually fairly swift and at least straightforward
The lawyer makes the ALHL application and searches to check clear title on the property
5. ALHL is issued (this usually takes 2 to 3 months).
6. Complete the purchase (you deposit the balance of purchase price and the signed deeds of conveyance are released). At this point the property is yours.
Purchase Costs
Purchase costs are straightforward;
- 5% Stamp Duty

Legal fees are standard and the lawyer you instruct can provide a detailed breakdown of the costs.
We advise allowing 13% to cover the costs.
The lawyer can advise on personal or company ownership;
Company ownership provides automatic exemption from work permit. Residency is a simple formality with property ownership.
Many buyers choose to own their property through a company which can be set up easily, the lawyer can advise on the costs and fees for this.
There is no capital gains tax, no inheritance tax and annual property taxes are negligible. Funds can be repatriated freely.
Stunning Natural Environment
One aspect of Bequia that captivates its visitors is the stunning, unspoilt white sand beaches and the natural environment. There are spectacular views from points all across Bequia, and there is still plenty of woodland and greenery across the island. Bequia has many great spots for snorkeling, and there are two dive shops, that can take you divers out to over 30 great locations where there is lots to see.
Friendly Atmosphere
The island has a great atmosphere, and is rich in history and culture. The locals are welcoming and friendly, and there are local craft shops, a pottery and a museum. The local food is definitely something to embrace, and the relaxed Bequia attitude is evident wherever you are on the island.

This is an authentic, true Caribbean Island, yet at the same time it is an island where you can still easily obtain all the modern necessities. Bequia is the perfect balance - it has not been over run and molded by big development, yet there is an airport, hospital, police station. There are schools and churches, and plenty to do.
Bequia’s Rich History
The bustling Port Elizabeth harbour is a great, central part of Bequia. This little town has a great history, and the links with fishing, whaling and boat building are easy to see across the island. One of the main reasons for Bequia's development is the imports and exports of the harbour, and all the marine skills that have been learnt over the years. For generations Bequians have been deeply involved in boat building, and one beautiful example of this is the Friendship Rose Schooner, which still sails today. Bequia is very popular with tourists, and it is a lovely sight to watch all of the yachts coming in and out of Admiralty Bay. Visitors arriving from the dock can expect a warm welcome from locals. In Port Elizabeth you will find local craft shops, local supermarkets, waterfront bars and restaurants, and much more.
Many Events & Festivals
Bequia holds events and festivals throughout the year, and there are some great bars and restaurants to choose from. There is a weekly Thursday night 'jump up' with live steel pan band, and regular live music to enjoy. There is the Blues Festival, which lasts over three packed days, Christmas 'light up' events, and of course the Easter sailing Regatta, for which sailors and tourists come from miles around to participate.
Travel
Bequia has a small airport, with regular flights to and from Barbados. There is a regular ferry service to St. Vincent, which also has an airport with regular Barbados flights and flights to other Grenadine Islands, including Mustique, Union Island, Grenada and Canouan. You can also reach Bequia easily via St. Lucia.
Why Invest in The Grenadines
Unlike much of the Caribbean, St Vincent & the Grenadine’s tourism industry is newly developing.
