Eden Estate Land
We are delighted to offer the elevated Eden Estate for sale - 2.68 acres of perfect woodland hillside absolutely ideal for the creation of two or three residences. From its commanding location over the bay with wonderful views and close proximity to the lovely coral sand beach of Friendship Bay itself this estate offers a unique and mouthwatering real estate opportunity. The land rises gently over the prominent ridge commanding breathtaking views over the whole of Friendship Bay and further to Mustique.
Provenance: Owner Ex PM
Once the estate of Sir Anthony Eden, 1st Earl of Avon, Foreign Secretary & British PM, this elevated land overlooks the bay, Anthony Eden Cottage and the New Eden Villa below. Sir Anthony Eden agreed for the track across the estate to be widened and used to connect the south coast of the island effectively dividing the estate into the lower and upper parts. The late British PM enjoyed entertaining friends who arrived by sail for a period in the 1950's with his wife Clarissa. A friend of theirs, Colin Tennant bought a nearby island Mustique which at that point was as undeveloped as Bequia.
Views over to Mustique
The views encompass the uninhabited and beautiful islands of Battowia and Balliceaux, as well as Mustique to the south east and the historic offshore islands of Bequia.
Sought After Beachfront Location
This property enjoys 455 ft frontage and is located just 70 yards from Friendship Bay Beach and nearby hotels, bars and restaurants.
Cool & Comfortable Living
The properties on Friendship Bay enjoy a continuous breeze and the land slopes gently enjoying an élévation of 80 ft to 250 ft.
Eden Enjoyed by Winston Churchill
Clarissa Eden who lived happily at Eden was visited many times by her uncle Winston Churchill."Friends could only visit us unannounced from their yachts, including my Uncle Winston on Onassis's boat."
Clarissa Eden, Bequia & Friends
Clarissa Eden, who's friends included Evelyn Waugh and Greta Barbo, loved Bequia and described it in her memoirs:"We rushed over and bought the small gingerbread house on the island of Bequia – then with no hotel, no roads, no electricity, no water, no telephone and no airstrip. It was paradise."
Ideal Location for Showcase Villa
With ample room for two dwellings this is a superb plot with great access direct off the road with electricity, telephone and cable services already in place. It's access and location would make for a relatively easy construction process and an ideal residential location.
Site Location & Context Summary
The 2.68 acre undeveloped site sits on the West side of Friendship Bay with superb views of Balliceaux and Battowia, Mustique, Whalers Cay and Petit Nevis.
The site has a 54% slope and runs down from the hillside to the main road. The property is very near the beach with access by foot via steps or a minutes drive.
An 18% grade driveway has been excavated on the plot, built from the main road up, to allow for access to the villa without steps.
The site is very close to the Bequia Beach Hotel and Bagattel beachside restaurant.
Hills encircle this fertile valley which opens to a beautifully long sweep of beach with southern views to Mustique and Bequia's southern Cays. Well connected by road to Admiralty Bay over the ridge. Friendship Bay enjoys a quietly established atmosphere with a great blend of local character and world class accommodation on this protected palm fringed bay. Hillside properties enjoy spectacular views accross the bay and out over the Caribbean Sea to the Atlantic Ocean beyond Mustique or to the Southern Grenadines beyond Isle a Quatre. There is an international restaurant on the beach and local roadside bars. Look for local working boats pulled up on the beach or anchored in this sheltered bay.
Purchasing land in a foreign country can seem like a daunting task. We are here from start to finish of the process, and pride ourselves with a strong relationship with previous buyers, assisting in settling new owners into the island and their property. We are happy to assist with any part, from the handover, relocating, shipping, staffing, and continuing through our rental program.
We extend our full concierge services, and regularly handle all arrangements for potential purchasers visiting the islands for viewings - private or scheduled flights, transfers, accommodation, island briefings, tours and property viewings.
We arrange and lead viewings ensuring they are comfortable, relaxed and well timed. We provided detailed printed material and can photograph aspects of the property which are of particular interest to you, ensuring that all follow up material is focused for you.
From helping you find the right property, assisting in assessment & evaluation, advice on legal processes to various areas surrounding architecture, design, project management, property maintenance, management, and rental.
The entire process can be handled remotely - ie while you are in the UK.Purchase procedure:
1. Make your offer for your chosen property through us. We present your offer, and work to bring the sale to an agreement with the owner.
2. Appoint a local Lawyer to handle your purchase (list of recommended lawyers can be provided upon request) exchange contact details and discuss the purchase arrangements, as you wish.
3. Sign Agreement of Sale & deposit 10% of purchase price in ESCROW account with the lawyer.
The Agreement of Sale Contract is prepared by the lawyer for approval by both parties, before being finalised and signed by both parties. This is a binding agreement, the only circumstances where you would retrieve the deposit would be if:
- the seller fails to perform (for example if there was not clear title)
- or if your ALHL is not issued (this is extremely rare).
4. Alien Land Holders Licence (ALHL) Application (specific to the property & applied for at the time of agreement of purchase ).
Provide the following details to your local lawyer :
- Date and place of birth
- Copy of passport
- Bank reference (not finances just a letter of reliability)
- Police certificate of clear record (applied for from your local police station or online, in your home country
The police certificate is usually fairly swift and at least straightforward
The lawyer makes the ALHL application and searches to check clear title on the property
5. ALHL is issued (this usually takes 2 to 3 months).
6. Complete the purchase (you deposit the balance of purchase price and the signed deeds of conveyance are released). At this point the property is yours.
Purchase costs are straightforward;
- 5% Stamp Duty
- approximately 6% ALHL
- legal fees
Legal fees are standard and the lawyer you instruct can provide a detailed breakdown of the costs.
We advise allowing 13% to cover the costs.
The lawyer can advise on personal or company ownership;
Company ownership provides automatic exemption from work permit. Residency is a simple formality with property ownership.
Many buyers choose to own their property through a company which can be set up easily, the lawyer can advise on the costs and fees for this.
There is no capital gains tax, no inheritance tax and annual property taxes are negligible. Funds can be repatriated freely.
