Orchid Cottage Prospect Estate Carriacou A Perfect Little Hideaway
Orchid Cottage is part of an exclusive private estate - a superb little hideaway tucked away in landscaped gardens within a private 12 acre nature reserve.
Located above the beautiful sandy Sparrow Bay (the Cottage has its own access, just a four-minute stroll down to the water's edge), and conveniently situated beside the country lane below High North (a 1000 acre nature park) on Carriacou's North West coast.
A once-in-a-lifetime opportunity to discover an unpretentious home in a pleasant setting well away from the madding crowd.
Built in the mid-sixties as part of a Gurdjieff retreat, it still leaves its legacy of a very tranquil, peaceful, and happy place.
The cottage conveys the timelessness of a bygone Caribbean home. Definitely for the more discerning individual seeking solitude well away from the madding crowd.
Detached and set apart a two-roomed dwelling (concrete-block and plaster with ceramic floors throughout).
A four-poster bedroom en suite leads out onto a green-heart deck that overlooks a citrus orchard, and an amazing rare pink/white orchid tree.
A separate studio en suite with an open-plan kitchen that unfolds a wide flagstone patio, shaded by coconut palms and two cherry trees can be used as a second bedroom.
Living-area comprises 817 square feet to include the green heart deck.
Currently in need of repairs and some renovation, but will be habitable on completion with a four-poster bed included with the sale.
The property is scheduled for additions and remodeling during 2017. However, the owners are prepared to sell the cottage as it stands, enabling the purchaser to carry out their own improvements and design within the concept of the nature preserve.
Planning Permission Not Required
An existing building does not require planning consent, but will have to comply with a few Covenants in keeping with the natural environment.
The realistic price being asked reflects the fact that the owners wish to attract genuine environmentalists and nature-lovers to share what they have created over the past thirty-years.
Fresh Water Catchment
The Cottage has its own separate Cistern, which holds an adequate supply of freshwater. Septic tank drainage.
Enormous Potential to remodel and enlarge.
Up until 2005 the Cottage was extremely popular as a rental for two/four persons when the owners ran the adjacent Caribbee Country House Hotel and Restaurant.
"The most beautiful and romantic spot on the island".
You will discover an enticing little oasis with chattering macaws and sea and sunset views... A nature lovers paradise thriving with a variety of birds and lush tropical flora and fauna.
Sparrow Hawk Cove
The secluded little cove hidden away below at Sparrows Bay with its superb offshore, sandy lagoon is an unspoiled pristine coral-reef with a natural offshore lagoon teeming with tropical fish for exquisite snorkelling and excellent swimming / scuba diving… (also suitable for mooring a small boat).
An easement is written into the Conveyance which gives the Cottage access down a delightful tree-lined driveway, sloping gently down to the cove and the sea.
It provides vehicle access with a secure parking lot (off the country lane). Mains Electricity is already in place, telephone and Internet will be installed on Completion.
A little further round the northern headland (a mere two minutes by dinghy) lies Anse la Roche beach - with gin-clear water, powder-white sand, and an isolated setting making it one of the loveliest beaches in the Caribbean.
The island of Carriacou is the undiscovered Caribbean, where time is kept by the passing sun.
Full Estate Available
The whole Prospect Estate is also available for sale, providing the perfect location for a select spa / boutique style resort or collection of residential/ vacation rental villa properties - an ideal opportunity for investment.
Further Prospect Estate Sales
Grenada is predicted from current indicators to be one of the fastest growing Tourist destinations in the Caribbean over the next few years.
Supporting You through the Process
The sale process can easily be handled remotely from the UK, US or Canada. Most of our previous purchasers have visited the island and then proceeded with the sale remotely, visiting once more after the property has exchanged. Our team are on hand to assist with the purchase process as you go forward.
Alien Land Holders Licence
All foreign nationals wishing to purchase property in Grenada must apply for an Aliens Land Holding Licence, which is generally a simple process handled by the buyers attorney, once the licence has been issued 10% of the purchase price must then be paid to the government. Before the licence is issued the buyer must provide bankers reference letters, character & police references.
It normally takes 2-3 months for legal process and the sale to close. All can progress smoothly without the need for the buyer to be on the island.
The purchaser appoints a Grenadian attorney to search the register and establish title to the property prior to the completion of sale to ensure that there are no encumbrances, charges, encroachments or other impediments to the sale. We can provide you with a set of recommended Grenadian attorneys upon request.

The majority of property in Grenada is owned fee simple, however property in Grenada may also be held on long lease from private individuals, which are normally 99 years or the unexpired term in the case of an assignment of a lease. A purchaser of such a leasehold interest will enjoy all the benefits of an absolute title for the duration of the lease. Lease can be renewed for usually a fairly small fee and the legal process is straightforward - the renewal can be done once the property is purchased.
