Sale includes Clifftop Fix-Up Villa
The land is primarily a pyramid shaped plot which includes a small stone villa, known as Heavens Door high on a cliff overlooking the bay. This is a fixer upper but built to last with solid stone steps that lead up to the villa. The villa is approximately 1000 sq. ft., surrounded by a solid stone retaining wall. There is an opportunity to build a 1400 sq.ft addition to property. Heavens Door is situated on approximately 11,000 sq. ft. of hillside land. Unique and quite beautiful: Heavens Door provides yet another reason for arranging a viewing as soon as possible.
Road Access, Electricity & Excellent Internet Connection
The official access road to the land runs along the beach but a decade ago a mile long top road was cut about 200 ft above sea level running along the ridge of the hill overlooking the bay. This 4WD road runs directly down torear of the property and provides a secondary access to the land. Electricity is already in place as well as an excellent internet connection to the land.
Views over Mayouba & Sandy Islands
The 11.5 acres slopes down towards the bay which offers unique views across the azure water across to the 2 small and very special islands, Mayouba and Sandy Island.
3 White Sandy Beaches
This very desirable parcel of land presents 500 ft. of white sand beach in the front as well as approximately 150 ft of a unique small silver sand beach at the side/ rear of the property, plus an additional 500 ft. of beach/ waterfront on the full rear side of pyramid hill. These 3 beaches add specific value to the location particularly as a boutique style resort.
World Class Sailing, Snorkeling & Diving
Crystal clear water, magnificent reefs, world class diving and snorkeling and an area already favoured amongst the international sailing community adds particular value to this island location.
Join a Select International Community
This headland is home to an exclusive international community, which has been carefully selected as a place of retreat and relative seclusion. From the buyers perspective this is one of the best kept secrets amongst the Grenadines which has become available, at a price.
Largest Parcel of Land available on Carriacou Waterfront
This is the largest parcel of waterfront land available on the island and represents a unique opportunity. This opportunity provides a real challenge for the right developer to safeguard the natural environment whilst creating a modern 21st century retreat.
New St.Vincent Airport
The new international airport on nearby St.Vincent island will increase the volume of visitors to the Grenadine Islands and a short flight or boat trip away from Carriacou.
Carriacou, the second largest island in the Caribbean nation of Grenada, has on its eastern shores, L'Esterre Bay. Characterised by colourful clapboard houses, and a creole influence L'Esterre Bay features Paradise Beach, as its name suggests a fine, sandy beach fringed with sea almond and grape trees. With few waves and turquoise shallow waters this is perfect for families.
Grenada is predicted from current indicators to be one of the fastest growing Tourist destinations in the Caribbean over the next few years.
Supporting You through the Process
The sale process can easily be handled remotely from the UK, US or Canada. Most of our previous purchasers have visited the island and then proceeded with the sale remotely, visiting once more after the property has exchanged. Our team are on hand to assist with the purchase process as you go forward.
Alien Land Holders Licence
All foreign nationals wishing to purchase property in Grenada must apply for an Aliens Land Holding Licence, which is generally a simple process handled by the buyers attorney, once the licence has been issued 10% of the purchase price must then be paid to the government. Before the licence is issued the buyer must provide bankers reference letters, character & police references.
It normally takes 2-3 months for legal process and the sale to close. All can progress smoothly without the need for the buyer to be on the island.
The purchaser appoints a Grenadian attorney to search the register and establish title to the property prior to the completion of sale to ensure that there are no encumbrances, charges, encroachments or other impediments to the sale. We can provide you with a set of recommended Grenadian attorneys upon request.

The majority of property in Grenada is owned fee simple, however property in Grenada may also be held on long lease from private individuals, which are normally 99 years or the unexpired term in the case of an assignment of a lease. A purchaser of such a leasehold interest will enjoy all the benefits of an absolute title for the duration of the lease. Lease can be renewed for usually a fairly small fee and the legal process is straightforward - the renewal can be done once the property is purchased.
