Two Oceans House Belair, Carriacou Grenada

The land is in two lots: Lot 13.27 acres / 142,543 sq. ft. Lot 20.14 acres / 6,196 sq. ft.

Sitting high on Belair ridge some 700 feet above sea level, with views over both sides of the Island and the Atlantic & Caribbean Oceans.A large 3.41 Acres plot with road access & amenities and the ridge location provides the land with ample trade wind breezes.

Access is via a very good unmade Government road leading off the Government road from Belair to Belvedere. The 3.4-acre property is wonderfully private, with spectacular views of both the Caribbean and the Atlantic Ocean.

Description

The house was built in 1975 by its architect-owner, and has remained in the same ownership ever since. The finish is rustic with local features including floors made from black and white pebbles collected from the beaches on Carriacou. The land in front of the house is a meadow and the rest is covered with trees. There are two original coppers in the garden which would once have been used in the sugar industry. All the wood used in the house was green heart.

Accommodation

The house comprises an open plan kitchen and living area, a double bedroom, a twin bedroom, laundry/WC and wash basin and an outside shower with a view! There are open verandas in front of all the rooms and the double bedroom has three sets of doors which open onto a private veranda. The ceilings are vaulted with green heart beams and grooved ply covered with aluzinc.

Storage

Underneath the house there is a small store room where the water pump is housed. In the garden there is a shed which provides extra storage space.

Services

Electricity is provided by Grenlec. Water is stored in 3 cisterns holding approx. 35,000 gallons. It is then pumped to a an outside header tank by a pressure pump and the outlets are gravity fed. Sewage is by septic tank to maintenance free garden installation and soak away.

Carriacou Island

Carriacou has spectacular scenery, numerous sparkling beaches with crystal clear water and two 1,000-foot peaks to climb. The island is ideal for scuba diving (equipment can be rented). Carriacou is out-of-the-way and has not been "discovered". Therefore, big hotels, nightclubs, golf courses and chic boutiques are fortunately not trademarks of this peaceful island. It is a vacation spot more suited to those who enjoy privacy and seclusion and do not require organised entertainment.

Grenada & Carriacou - Property Buying Information

Grenada is predicted from current indicators to be one of the fastest growing Tourist destinations in the Caribbean over the next few years.

Supporting You through the Process

The sale process can easily be handled remotely from the UK, US or Canada. Most of our previous purchasers have visited the island and then proceeded with the sale remotely, visiting once more after the property has exchanged. Our team are on hand to assist with the purchase process as you go forward.

Alien Land Holders Licence

All foreign nationals wishing to purchase property in Grenada must apply for an Aliens Land Holding Licence, which is generally a simple process handled by the buyers attorney, once the licence has been issued 10% of the purchase price must then be paid to the government. Before the licence is issued the buyer must provide bankers reference letters, character & police references.

Time Scale

It normally takes 2-3 months for legal process and the sale to close. All can progress smoothly without the need for the buyer to be on the island.

Legal Matters

The purchaser appoints a Grenadian attorney to search the register and establish title to the property prior to the completion of sale to ensure that there are no encumbrances, charges, encroachments or other impediments to the sale. We can provide you with a set of recommended Grenadian attorneys upon request.

The majority of property in Grenada is owned fee simple, however property in Grenada may also be held on long lease from private individuals, which are normally 99 years or the unexpired term in the case of an assignment of a lease. A purchaser of such a leasehold interest will enjoy all the benefits of an absolute title for the duration of the lease. Lease can be renewed for usually a fairly small fee and the legal process is straightforward - the renewal can be done once the property is purchased.
