"It is a quirky 19-home ecologically oriented development built of native stone, with whalebone accents, on the steep hills of the island's southern tip. The name comes from a soaring natural arch on the shore through which the moon can be seen at times. The whalebones, remnants of aboriginal whaling by the islanders, are big enough to work as elements like stair railings. The houses, which rely on solar electricity, rainwater and propane tanks, are mostly fanciful open-air affairs with lines blurred between indoors and out."

Moonhole Nature Reserve

This is a nature lovers paradise with a wide variety of indigenous creatures to be seen including Green Turtles, Fruit Bats, Iguanas, Lizards and Tree Frogs. Some wild birds have been known to nest inside the houses at Moonhole due to their proximity to the ocean, birds like Carib Grackles, Egrets, Blue Herobs and Ground Doves are frequently seen.

Moonhole History & Community

Founded by Thomas and Gladys Johnston in the 1960s, Moonhole is now a private nature preserve. In the late 1960s, the Johnstons retired from the advertising business in New York and founded the Moonhole community on the narrow western tip of the island.Using whalebones, native hardwoods, and objects recovered from the sea, they built large open rooms with magnificent views of the sea. There is a bar, made from a whalebone that has been built in the main living area of the house.

Queen, Tree & Seaside Bedrooms

There are 3 comfortable bedrooms all with their own private bathroom. The Queen bedroom also has a living room area and the large windows that run the length of the bedroom face the sea and are framed with vivid Bougainvillea. The Tree Bedroom, as the name suggests, is the top level sleeping area. A large gum tree grows up through the sun deck offering shade and a place to hang the hammock. The Seaside Bedroom, one of the newest additions to the house sits just above the beach, has a large private bathroom and is cooled by the offshore breezes.

Tropical Gardens with Palms & Vines

The gardens surrounding the house are lush and offer additional privacy and shade and feature extensive tropical vines, flowering shrubs and native fruit trees.

Natural Stone Dining & sun deck Areas

The Moonhole properties feature curvy stone sundecks, terraces and seating areas, quite unique to the community. The main stone dining area seats up to 12 and the central garden can be enjoyed from an exterior seating space.

  •  20' easement to access the beach from the house will stay with the property.
  • We expect a 30' height limitation on any building built on the land subject to the view impact limitation.

Purchase procedure:
1. Make your offer for your chosen property through us. We present your offer, and work to bring the sale to an agreement with the owner.

2.  Appoint a local Lawyer to handle your purchase (list of recommended lawyers can be provided upon request) exchange contact details and discuss the purchase arrangements, as you wish.

3.  Sign Agreement of Sale  + deposit 10% of purchase price in ESCROW account with the lawyer.
(this contract is prepared by the lawyer for approval by both parties, before being finalised and signed by both parties. This is a binding agreement, the only circumstances where you would retrieve the deposit would be if:
- the seller fails to perform (for example if there was not clear title)
- or if your ALHL is not issued (this is extremely rare).

4. Alien Land Holders Licence (ALHL) Application (specific to the property & applied for at the time of agreement of purchase ).
