Beachcomber Craigston Estate Carriacou

Note : This property has a very interested party but it is still open to offers of around

320,000 USD. Beachfront Property

Beachcomber is located on Craigston Estate overlooking Sparrow Bay, a beautiful nature reserve on the western coast of Carriacou. The house has steps offering access across the sea wall to the beach.

Desirable Residential Location

The estate used to be a lime plantation and is now regarded as the most desirable residential area on the island.

3 Bedrooms & 3 Bathrooms

There are 3 double bedrooms and 3 bathrooms offering accommodation for 6 and an ideal property for use as a residence or vacation rental property.

Construction

The property was constructed during 1993 of rendered concrete blocks. The roof beams, which are exposed to the interior of the property, are treated pine and between these is treated groove ply. The roof is covered with red clay tiles. During 2000 a very substantial sea wall was constructed to prevent land erosion. Steps from the garden lead over this wall directly onto the beach.

Nature Reserve: Protective Covenants

The house and land has been protected by covenants designed to preserve the landscape and limit the properties and level of development on the estate.

Laid Back Luxury: Island Style

The house has a comprehensive, fitted kitchen including a large fridge/freezer, full cooker, small dishwasher and plenty of storage cupboards. There is a utility room with laundry sink and washing machine, comfortable living area and west facing verandah with ocean views. The windows are screened and the house has been fitted with AC and fans throughout.

Recently Refurbished

The house was refurbished in 2007/8 when new glass sash windows and wooden shutters were fitted.

Services

Electricity, 220v 50 cycles, is provided by Grenlec. Propane for cooking is readily available on the island. Telephone & DSL provided by LIME (Cable & Wireless) Cable TV provided by FLOW. Water is stored in a concrete cistern under the house. Hot water is supplied from a roof-mounted solar heater. Drainage is by septic tank to maintenance-free garden installation and soak away.
